I'm incredibly biased here, because Bandera is my home!
Bandera stands out as one of the most authentic Western towns in Texas, and the numbers prove it's still accessible for everyday buyers. With a population of 912 residents experiencing steady 1.9% annual growth¹, this community maintains its small-town charm while offering modern amenities.
While it doesn't have the tourist draw that, say, Fredericksburg has, tourism is still a major economic force here. Saturdays and Sundays invariably bring people downtown where they enjoy the authentic western restaurants, stores, bars, and likely get a glimpse into our reality wherein we see roosters on main street and people frequenting Sonic on horseback.

The median home price ranges from $402,000-$459,000², which might seem high initially, but Bandera's market heavily favors buyers right now (July 2025 as I write this). Properties sell in 95-101 days on average, with 83.3% selling below asking price². The rental market offers value at $602/month average, running 63% below the national average³.
Land costs average $40,932 per acre in the Bandera area⁴, reflecting Hill Country premiums but remaining reasonable compared to tourist-heavy destinations. What sets Bandera apart is the authentic Western infrastructure already in place.

Municipal water and wastewater serve the city limits⁹, while Bandera Electric Cooperative provides reliable power¹⁰ (with the exception of the 2022 freeze, wherein most of the state was affected by rolling blackouts. It was rough all-around!). You're not sacrificing modern conveniences for authentic living.

While certainly a small town, the park is nice (look how beautiful the water was back in 2018!), and, as a former public school teacher, I find the schools more than satisfactory. Homeschooling opportunities are strong, too. There are a variety of churches to find fellowship in, some of which remind me of something off Friday Night Lights.
One of my dear late friends used to say an adage I've heard more than once:
You never know who you're shaking hand with here: a millionaire or a plumber. My add-on to that? A millionaire plumber! You can make many businesses flourish in Hill Country, and the authentically good spirits of many of the people can mean down-to-earth personalities that don't flagrantly speak of money or status. Focus is, arguably, on what matters in life.
Alright, I'll opt to make my other mentions less sentimental and heavy hereon out. Bandera is obviously close to my heart :)
One More Note: Bandera Development Activity
New construction includes a $6.8 million county annex building¹⁷ and residential developments. Infrastructure improvements feature upgraded water systems and TxDOT enhancements on Highway 16, indicating long-term municipal commitment to growth and modernization. You'll see a massive solar power-plant off 3240, but do take note: it doesn't power Bandera. The energy goes elsewhere; it was simply built on private Bandera land...


2. Mason - The Hidden Gem with Texas's Best School District
Mason represents exceptional value in the Hill Country, combining affordability with top-tier amenities most buyers don't expect in a town of 2,106 residents¹⁸. As a former public school teacher, I personally find that incredibly impressive. For families prioritizing education, this is Hill Country's best-kept secret. You're getting suburban-quality schools with small-town character and rural property prices.

4. Leakey - Switzerland of Texas with Lowest Property Taxes
The first time I drove through Leakey, I couldn't believe the terrain; it takes 'Hill Country' to a whole new level... literally!
The elevation changes from 1,500-2,400 feet earn its "Swiss Alps of Texas" nickname, attracting motorcyclists and outdoor enthusiasts from across the state.
Leakey's 341 residents⁵⁴ inhabit Real County's seat in one of Texas's most dramatically beautiful settings.

The small unincorporated community hosts approximately 1,700-2,730 residents⁷⁴. Despite varying population estimates, Medina maintains its agricultural heritage and small-town appeal while offering tax advantages.

Medina provides arguably some of the best tax value in our research. Within Bandera County's already-low 1.17% rate⁷⁵, Medina offers the absolute lowest property tax bills at just $878 median annually⁷⁶. For buyers prioritizing minimal ongoing costs, this is a Hill Country opportunity...
The 78% homeownership rate⁷⁷ indicates a stable residential base rather than speculative investment activity. You're joining an established unincorporated community, not a development experiment.

Side note! Same Names, Different Counties: Clearing Up the Medina-Bandera Confusion
Both Medina (the community) and Bandera (the town) are located in Bandera County, Texas, not in Medina County, despite Medina’s name. Medina County is a separate county to the south, with its own towns like Hondo, and has no jurisdiction over either Medina or Bandera. The similar names and close geography often cause mix-ups, but they refer to distinct places in neighboring counties. :)
