1. Introduction and Acceptance
Welcome to Hill Country Insider, a DBA under Morphy Innovations, LLC ("we," "us," "our"). These Terms of Service ("Terms") govern your use of www.hillcountryinsider.com, our mobile apps, and related services (collectively, the "Services"), including all content, features, and any products or services offered. By accessing the Services, you agree to these Terms and our Privacy Policy. If you disagree, do not use the Services.

2. Modifications
We may revise these Terms at our discretion by posting updates here. Changes take effect immediately and apply to subsequent use. Continued use after changes means you accept them. Check back regularly.

3. Access and Security
We may alter or discontinue the Services without notice and aren’t liable for unavailability. Access may require registration with accurate details. You’re responsible for securing your login credentials and reporting breaches to us at hillcountryinsider@gmail.com. You must be at least 13 years old to use the Services; if under 18, you must have parental consent.

4. Intellectual Property
The Services and all content (text, images, etc.) are owned by Hill Country Insider, a DBA under Morphy Innovations, LLC, our licensors, or providers, protected by U.S. and international IP laws. You may use them for personal, non-commercial purposes only, per these Terms. No reproduction, modification, or distribution is allowed beyond temporary caching or one personal copy, unless authorized. Unauthorized use ends your access rights. If we offer products or services, their descriptions don’t warrant availability or suitability—check details before purchase.

5. Editorial Freedom and Content
We exercise our right to publish content on topics like contractors, real estate, homeschooling, natural health, local politics, religion, and community issues, reflecting our editorial discretion and free speech as a private entity. Content may include opinions, not legal or factual assertions, unless stated. We’re not liable for how users interpret or act on it.

6. User-Generated Content (UGC)
If the Services allow comments, submissions, or posts ("UGC"), you grant us a worldwide, perpetual, royalty-free license to use, modify, and display your UGC in connection with the Services. You’re responsible for your UGC and must not submit:

Illegal, defamatory, or infringing material.
False or misleading statements.
Content promoting violence or hate.
We may remove UGC at our discretion without notice, but we don’t pre-screen or endorse it.

7. User Conduct
You agree not to:

Use the Services illegally or to harm others.
Post spam, malware, or disruptive content.
Impersonate others or misrepresent affiliations.
Scrape or hack the Services.
Use the Services to sell unauthorized goods, harass others, or violate third-party rights.
Violations may lead to access termination or account suspension without refund, if applicable.

8. Third-Party Links and Ads
The Services may link to third-party sites (e.g., contractors, realtors) or include ads. We’re not responsible for their content, accuracy, or practices. Use them at your own risk. Third-party products or services linked or advertised are not endorsed by us.

9. Disclaimers
The Services are “as is” and “as available,” without warranties. We don’t guarantee accuracy, reliability, or suitability. Specific disclaimers apply:

Real Estate/Building: Content is informational, not professional real estate or construction advice.
Health: Natural health topics are for awareness, not medical guidance—consult a professional.
Politics/Religion: Views are opinions, not endorsements or directives.
Contractors/Realtors: Listings or mentions aren’t guarantees of quality—verify independently.
Products/Services: Any offerings are subject to availability; we don’t warrant merchantability or fitness for a particular purpose.

10. Limitation of Liability
To the fullest extent of law, Hill Country Insider, a DBA under Morphy Innovations, LLC, its affiliates, and agents aren’t liable for indirect, incidental, or consequential damages (e.g., lost profits, emotional distress) from using the Services, including purchases. Our total liability is capped at $100 or the amount you paid us in the last 12 months, whichever is greater.

11. Dispute Resolution
(a) Mediation First: Disputes arising from these Terms or the Services must first go to mediation in Bandera County, Texas, before a neutral mediator, costs shared equally, within 30 days.
(b) Binding Arbitration: If mediation fails, disputes go to binding arbitration under American Arbitration Association rules in Bandera County, Texas. You waive court lawsuits (except as below) and class actions.
(c) Exceptions: We may seek court relief for IP violations or urgent injunctions.
(d) Law: Texas law governs, with permitted court actions in Bandera County.
12. Indemnification
You’ll indemnify Hill Country Insider, a DBA under Morphy Innovations, LLC, its affiliates, and agents against claims, damages, or costs (including legal fees) from your use of the Services, your UGC, or breach of these Terms.

13. Termination
We may suspend or end your access at our sole discretion, without notice, for any reason, including breach of these Terms. Sections 4, 6, 9-13 survive termination. If you violate these Terms, any payments are non-refundable.

14. Products, Services, and Payments
If we offer products or services (e.g., listings, guides), prices and availability may change without notice. Payments must be made via accepted methods (e.g., credit card, PayPal). We may refuse or cancel orders at our discretion, refunding you if charged. All sales are final unless we specify a refund policy at purchase.

15. Miscellaneous
